Gefion Group Sells Development Rights in Fjordbyen, Holbæk to Thybo Ejendomsudvikling
Gefion Group has completed the sale of development rights for 269 terraced houses in Fjordbyen, Holbæk, to Thybo Ejendomsudvikling. The transaction marks the beginning of the delivery phase of the new district, with site preparation and construction expected to commence as early as autumn 2026.
Gefion Group has sold development rights for approximately 25,000 sqm of low-rise, high-density residential development in the first phase of Fjordbyen in Holbæk to Thybo Ejendomsudvikling. Thybo will construct 269 terraced houses on the site and expects to commence site preparation and construction during autumn 2026.
The transaction marks the transition from approximately six years of planning and development to the actual delivery of Fjordbyen. From the outset, Gefion Group’s role has been to develop the overall vision, secure the planning framework and prepare the land for the sale of development rights to parties responsible for the construction of the individual projects. With the final local development plan now approved, the sale of the development rights for the first phase to Thybo is fully in line with the original strategy.

Thybo to Develop 269 Terraced Houses
With the acquisition, Thybo assumes responsibility for site preparation and the construction of 269 terraced houses in the first phase.

Gefion Group Continues the Development of Fjordbyen
The first phase of Fjordbyen also includes development rights for 24 detached houses, which Gefion Group will retain and expects to offer for sale towards the end of 2026.
Gefion Group has also acquired an adjacent property that will form Phases 2 and 3 of Fjordbyen. In the longer term, approximately 80,000 sqm of development can be constructed on the property, including approximately 500 homes in Phase 2. The property is covered by the already adopted framework local development plan for Fjordbyen. Work on the next phase has already commenced, and the expectation is that a detailed local development plan permitting construction will be adopted in 2027.

A New District Combining Homes, Nature and Everyday Amenities
Fjordbyen is planned as a new district in the western part of Holbæk comprising approximately 3,000 homes, green spaces and a range of essential urban amenities. The overall plans are expected to include, among other things, a new public school, childcare facilities, grocery stores and a new railway stop, strengthening connections to Holbæk and the wider region.
The ambition is to create a diverse district offering a variety of housing types for families, couples, singles and seniors. Green connections, recreational areas and proximity to everyday amenities will contribute to making Fjordbyen an attractive place to live throughout all stages of life.
The concept for Fjordbyen has been developed by Gefion Group in close collaboration with Holbæk Municipality.
